Idylwyld Drive Condominium Complex and Rezoning Concept

Location: Saskatoon, Saskatchewan
Submitted: 2022
Overview: Conceptual design for a condominium complex and rezoning strategy for a 1.5 ha inner-city site in Saskatoon. Concept Plus designed the phased development of a new six-storey mixed-use building facing Idylwyld Drive, to be developed concurrently with the condominium conversion of existing motel units. The new building would feature 1150 m² of ground level commercial units, two levels of underground parking, and five levels of residential condominiums above. The existing structures would be upgraded to include green roofs and new rooftop amenity areas, and existing amenity areas would be converted for use by condominium residents. The concept was designed to support safe neighbourhoods and CPTED principles, and to compliment the City of Saskatoon’s Corridor Transformation Plan.

Simpson Cabin

Location: Brightsand Lake, Saskatchewan
Completion: 2018
Overview: Architectural and Structural Engineering services for a family cabin. The design was developed with the Owners in 2016 and final occupancy took place May 2018. The project mandate included a two-storey residence with 3 bedrooms, a screw pile foundation, double car garage (for ping pong tournaments in the summer and boat storage in the winter), loft walkway to the roof top deck, vaulted ceilings, generous interior storage space, mudroom, a unique fireplace in the family area, a kitchen with a full pantry, and a primary washroom incorporating a laundry area.

Davenport Residence Renovation

Location:Saskatoon, Saskatchewan
Completion: 2018
Overview: Architectural and Structural Engineering services for a demolition/renovation project. The existing residence consisted of an original Wartime home complete with two separate built additions. The project mandate included the demolition of the existing kitchen, dining room, living room, all bedrooms and stairs in the original home, the demolition of the existing kitchen, bar counter, stairs and fireplace in Addition #1, the demolition of all existing windows, the demolition of walls for the new interior and exterior openings, and all new doors and frames, walls, windows, flooring, ceilings, finishes and plumbing fixtures.

Thomas Garage Addition

Location: Saskatoon, Saskatchewan
Completion: 2019
Overview: Architecture and Structural Engineering services for a multipurpose garage addition. The client requested a space to be designed to act as a “parent get-away” for doing crafts/projects, working out or even just to relax. The project mandate included selective interventions with the existing building and the installation of new exterior walls, windows, thickened edge concrete slab, sidewalk, ceiling, roof structure and finishes for the new addition.

Nahachewsky Residence Addition

Location: Saskatoon, Saskatchewan
Completion: 2020
Overview: Architectural concept, Structural Engineering services, and support for a City zoning appeal for a house addition in Saskatoon. The addition included the addition of a new family room and kitchen with full basement below. Conceptual sketches were created to help support a successful city appeal and public hearing regarding front yard setbacks.

Pasika Cabin

Location: Brightsand Lake, Saskatchewan
Completion: Winter of 2022
Overview: A welcoming family cabin that was designed with the owners complete with our Architectural and Structural Engineering services. This cabin’s design was initiated in early 2021 with the owners and multiple contractors working hard most weekends to complete the cabin the following winter. This cabin includes an open concept with large windows to view the lake and yard, 3 bedrooms, high ceilings, a multi-functioning bathroom with a walk-in shower and laundry, mudroom/back entry, screw pile foundation and a full-length front deck to enjoy all four seasons in SK., multiple crib games and just to relax in their “Happy Place”.

Bishop Cabin

Location: Brightsand Lake, Saskatchewan
Completion: Fall of 2022
Overview: A unique build of a family cabin working along side a steel installation contractor providing Architectural and Structural Engineering services. This design took place during Covid of 2020 when lumber was at an all time high. The decision to construct an All-Steel cabin (from the screw piles all the way up to the roof trusses) was an easy one after hearing about lumber prices. The “Iron Man” cabin consists of a one-storey residence with a large open concept for the kitchen and family room, tall ceilings, 3 bedrooms, laundry/mudroom/alternate entry, main bathroom, screw pile foundation and a large front deck to enjoy all the beautiful sunsets with a beverage (or two).
